I made a low offer and it was accepted.

So every couple of years we get to the point where we can’t accept the PM company’s performance and we have to look for a new PM and hope we find a unicorn. 

The following day I got a small counter back and I accepted.

I am starting to think it is such a low number that the owner will never accept.

A shower is generally acceptable as long as it meets building code requirements for plumbing and drainage.

Get a quote from them or get the fire marshall and the electrician at to the home together and walkthrough what they want to do and have fire marshall review to see if that appears acceptable to them.

So, the financing party can hire an attorney, get a judgment and that judgment is acceptable for filing at the county. 

It’s great to be trusted with others hard earned capital but I only accept that responsibility because I KNOW I can do the job - that I have done the job over the years.
