@Chris Parker,Looking back I think my undergrad course work in finance and accounting has been very useful for me as broker/owner, investor, and dealing with my clients.

I have a master degree that cost me $40K, and my undergrad cost me $36K.  

I've done the undergrad rental thing; got the t-shirt, probably used it to clean up a mess they left behind.There's also a lot of downward pressure on rents on the undergraduate side.

but think that graduate students might have a tad bit more maturity than undergrads. 

I did my undergrad in finance and then graduated with my MBA in finance as well.   

One was typical undergrads where a lot of students share and likely leave the place in not so great shape.

My property has BYU graduate students in one unit (they don't have the same requirements as undergrads).

I graduated from undergrad in May 2014 and am currently working on my graduate program (I will graduate in December of 2015).  

We are blessed in the nature that her parents paid for all of her undergrad and she has roughly 30k left in her college fund.
