We are Atlanta's little teenage brother growing up (fast) We are all lucky to be in a booming city basically still many years of growth left I have to disagree on this being a good buy and hold market.

I wouldn't worry about the teenage daughter's credit score since (as you pointed out) she may not even have one and it sounds like the mother will qualify on her own without relying on any income from the daughter. 

Every time I go home to visit family I'm amazed at how gorgeous the place is although as a teenager all I wanted to do was leave.

I also try to know my tenant's life style, I know the teenager plays the stereo loud, so showing after school might not the best time for me.

The current tenant family has teenage kids, so I am not worried about that but I guess I will have to take care of the spacings.

You know I always thought it was just really important to remember that we were teenagers wants to.

Then, later on, I'll look into multi-family properties and consider fix and flips.I've managed to save up a nice sum of money working throughout my teenage years and early twenties.
