@Chris Seveney although I suppose anyone looking to do a syndication cold do it from the PMC to find investors. 

I've personally undertaken BRRRRs that took me 6 months to stabilize but part of that for me is the BRRRRs being an out of state side hustle I suppose. 

it sounds like you're really eager to deploy a bunch of capital into supposedly cheaper markets, but you're not going to cash flow $500 on a random single family anywhere unless you are self-managing and super hands-on and prepared to deal with rough turnovers.  

I suppose if someone wanted to finance it that they would have to line it up before making an offer?

So supposedly section 8 per a property owner would have you stuffing wool in any and all holes of a rented property, I wonder what HUD would have to say?
