And yes, we know much better now and make sure to keep anything we own much closer to us and under more supervision. 

I've a tenant moving out within the next few days and have a General Inspector lined up and also need to have contractors come in and give us bids for rehab, my question is for out of state investors: How do you stay on top of/manage projects being done without your supervision? 

If the investor did the work themselves, them it would be a reasonable labor rate to hire someone to do the same thing, plus supervision.

Since you are currently residing here, you'll have a first person view of the market and be able to supervise your own process along the way.I just responded to a similar post from another member that is starting out in Memphis.

If the realtor works for an office you should be able to talk to the broker or supervising broker, sales director (supervisors of real estate agents come in many forms).  

If there is no weasel clause for you, can you take over and supervise all of the repairs until your contract is up for renewal?   

I will supervise the work myself.

Although you can pay for property management, you'd still need to have some kind of supervision over the PM company. 

It's a wonderful business, so long as we remember it is a BUSINESS and needs our careful attention and supervision.
