Memphis is just as far away as southern OH...

Does anyone have any experience with southern Vermont?

This may not be unreasonable for a real estate investor to do but since he lives in Hawaii with the highest long term property value appreciation in the western hemisphere, just something to think about? 

While we don't have a crystal ball, most would agree that all things being equal, the property in Southern Florida will be more valuable than a quadplex in Huntsville, Alabama, ten years from now. 

Many who moved to Florida during or after COVID are now relocating to other southern states.

San Jose and the Southern Bay Area were appealing but may be outside our current budget.

I prefer VA's in this hemisphere so time zones line up better.

I am not sure which state you are talking about but if its a Southern state they are easier to sell.When it comes to creative financing or options in general there are many options.
