If it's an entity I've worked with before we may jump directly to the 10yr lease but generally I start at 3yr, and at each review we consider term going forward. 10yr is ideal. 

I'll go back and review this part though, seems like it's essential in these competitive markets.

One of the things you can start doing is reviewing your credit score and work on improving it if needed.

The list of property management suites at Capterra is a decent start, so long as you take their reviews with a grain of salt. 

Lease review can be remote.
