Since I'm a new immigrant with no credit score, a DSCR with 30-35% down payment is my only option, so the 50K need to include that down payment alongside all other costs (closing, rehab, etc). 

-Start at a title company- they will help you structure liens and deeds so that your interest is protected properly.

For your sake I would make sure, if you aren't NNN right now, that you at least have RE taxes protection in your lease.

A well written management contract should clearly spell out what is expected of both the PMC and the owner, to PROTECT both and avoid misunderstandings.

You could restructure the contract to increase your protection, but the seller won't like that.

Forming an LLC for your rental property can offer liability protection, but no real tax benefit.
