I'm currently in Potomac, working at a private school here. 

I've closed a bunch of loans with Kiavi, Roc, and a few with ABL, I also closed with RCN, Easy Street, Lima One, and some smaller private lenders.I've come to the conclusion that the experience at the lender is not globally good or globally bad. 

I'm starting to see more private note holders reach out to get a loan against the performing note they hold. 

They are on a big push to get back in the game though, have you seen their recent ads stressing that they only list private homes?

Thanks @Iris OlivasI did some searches and ended up on a site that provided state by state listings of Private Lenders some of whom did 75k and up. 

The question I'm up against is what private money is going for these days for a build with this much room for upside.

I’ve realized I need more passive options, and have moved to a syndication and private lending.

NMLS does not regulate private lenders.

I am seeing a roommate who does not have pets.Cozy furnished 1 bedroom with living room and kitchen privileges, your own private bath and a shared refrigerator.

I went to 35-40+ different markets a year each year from 2014-2016 to scope out places to lend privately.
