And when they do write offers the commission is in the offer and its a point of negotiation..

My suggestion is to be patient and thoughtful. 

Worst case scenario you have to offer a small rent concession, but now you know where the market is.

Be wary of CL ads offering homes as RTO.

If you were to find mid-term rentals, I would suggest filling it up with Short Term Rental bookings in between MTR bookings Vegas has pretty strict STR rules thats why folks go MTR there and the HOAs as well most wont allow them unless its in a condotel type thing.

I tried looking at other advertisements but they only specify extra but donot give any amount.Any suggestions on where to look for?
