In our area, its fairly "normal" for showings to happen after accepted offer to minimize disruption to tenants. 

You won't get a straight answer here since this is a question for a professional that you would normally consult with. 

In the investment property world for smaller loans (<$5M), 75% is fairly normal.

You wont pay capital gains when you sell the house as long as it is in the SDIRA but you will have to pay normal income tax when you withdraw cash from the SDIRA after retirement but would you rather pay income tax on $90K or $300K?

They dont get kicked off the system for what is deemed normal wear and tear and to Most investors once one of my section 8 tenants left the property there was a huge discrepancy in what we all think of normal wear and tear.. 

An estimate would be about $200 a square foot.
