Why do I make money now, as opposed to when I was working at my restaurant?

I host one every other month in Middletown at the Red Fox restaurant.

I currently work in the restaurant industry and a multi-unit manager so data analysis is in my blood.   

I have a mix use building in CT. the ground floor tenant is a bar/restaurant that recently moved in. they got a $2M General liability insurance and is asking if that's enough. or if they should get an umbrella. the property is valued at around $700k, fyi. where can i read up on best practices for such a case?

I bought the property in 2022 believing that it was properly zoned for a restaurant on the first floor and a single unit above.

Listen, my full time job is I own a restaurant franchise portfolio and then we have real estate.

The auction is only a mile from my house and has some good restaurants nearby.  

No opening date is set, but the BLVD is expected to debut in early 2025, with the restaurant taking up to nine months to complete.

A guy I know opened a restaurant and got numerous bad reviews back to back.
