My father was USMC for 28 years so I grew up on military bases and both my sons are now in the Army.

I purchased rentals that are clean BRRRRs and hit the 1% rule and grew my portfolio.

Those are generally at least 1 of the following:1) Where they currently live2) Where they grew up3) Where they currently have family/friends living (if not included in #1 or #2)4) And as a last resort, an area where they like to travel/vacation frequently

There is good leverage and leverage.I grew up a cash investor and was scared of leverage, but it limited my ability to buy more properties.

We had our 1 year anniversary two months ago in a little over a year that we have been at this we have grown our portfolio to a value of 290k...Can you go into a bit more detail about how exactly you grew your investment by 600% in one year?

Additional Context:- I'm usually a DIY everything guy because I grew up doing construction and farm work.

I grew up where lots were much larger and houses were much larger and it took me a while to adjust.
