Eliminate the nonsense of misconstruing amortization tables, misunderstanding compound interest, and misunderstanding lines of credit (HELOCs) and the above three points should enable you to see the tree in the forest.

It’s the reason the lake front “retirement” home I bought on Lake Minnetonka in MN has had a tenant in it for the last 10 years.

A "lake house" might be in a residential zoned area where a commercial use would be prohibited or at least require a variance (approval) to make an exception.

For example, here in NE PA, you can buy a 4/2 on a lake for under $500K while in CA, $500K will get you a starter home in most cases.
