What really matters is investing with a competent, experienced sponsor that has survived market cycles, has proven to communicate the good and the bad, and doesn't extend too far out on the risk curve. 

I got to 30 doors and left my W2...however, realized that landlord income is not the best way to survive.

If we look back to 2004, 20 years ago, we had just survived the dotcom crash and we're starting into the early years of the Housing bubble.in 20 years, gen x will be well into retirement hitting their own Silver Psunami, if you will. 

They are designed to be filed before the foreclosure and then jump above the foreclosing lien in seniority and either get reimbursed from the foreclosure sale or survive the foreclosure and are passed to the new owner. 

That's like throwing your money into a can of gasoline and hoping it survives a possible spark.
