To me, QB felt like overkill and I found it difficult to use since I don't have an accounting or bookkeeping background.

It could be her, not getting but I am not sure.I found it relatively expensive to sign up so I didn't proceed.

Just curious if you find it makes a difference updating your photos on a somewhat regular basis or tend to leave the STR photos the same once you have somewhat found a sweet spot?

I found a property on an auction site that I'd like to bid on.

But let’s say you sold 3 within the 1031 timeframe and you also found a property or 2 or 3 that are equal to or above your basis.  

This is my third year investing with my mini me 12 year old and this is our 5th deal.My 12 year old found us a great deal- I teamed up with my friend and family member agreed to pay purchase and renovations.

I found this property through my network of local real estate professionals.

Also showing almost a 20% CoC return, which in my research I've found to be a highly ideal number for investors.Is there something I could improve on with this report or fix?

All the leads I've found so far have balked at either the "investment property" requirement, the "in California" requirement (or both!)
