Spoiler alert- Phx is quite a saturated STR area, and many STR's (although some are doing great) are having major occupancy issues. 

There are actually quite a few Americans investing in real estate in Japan, but more I think that invest only in the US.

If you have someone in MN you trust to manage the place that is one thing, if you don't it kind of answers the question (not that you couldn't find one).Renting out homes which you are emotional attached to can be quite difficult when tenants trash them (which will eventually happen).Best wishes

I don't work in Nashville area but $165 per sq ft seems quite low to me.In terms of financing, I would speak with a few construction lenders and also hard money lenders.

Then do a thorough research on tenant applicants (note: leaving this to a PM may be hazardous to your financial health) and choose the one that is most “stable” with the best potential for long term tenancy.This advice is contrary to maximization of rental income, but IMO will reduce expenses of tenant turnover, property damage, property management fees so much that the difference in bottom line income will be quite small.  

Our long term goal is to purchase and move to a remote ranch and for me to be able to quit my job around 40 years old.

I'm quite new as an investor, but with three books by Biggerpockets authors under my belt and plenty of enthusiasm, I'm ready to keep learning and to connect with like-minded people in my area and beyond.
