Most investors are greedy they hear they need a 10% return the 1% rule or the 2% rules and thing its a failure you dont achieve that and then they take these risks they are not prepared to handle emotionally.

There’s no room for emotion in investing—if you catch yourself getting eager or excited, take a step back.  

Where as the SFRs are emotional roof over their head purchases they are NOT being bought for cash flow or strictly for investment  although many know that appreciation has been very good to many of us native CA myself included.

If you represent yourself, you have an amateur that is emotionally tied to the deal.
