I am a luxury watch dealer by trade, but I've been looking to get into real estate investing.

I know which tenant is causing the problem (although might be difficult to prove it’s one tenant over another), and I know I cannot evict for illegal drug use because weed is legal in Ohio, so I am looking for other remedies.

Are any of the renters problem renters, such as drug dealers, or super annoying renters such as someone who plays loud music at full blast all day long - or hangs out Windows screaming at the neighbors - to the annoyance of the other renters you have.

There will be red flags that jump out at you...obvious drugs, poor/no work history, etc3.

Would we be automatically classified as real estate dealers in the eyes of the IRS for this one flip?

This is just an international diversification play, and I will tell you that the coffee market has some very interesting and compelling dynamics, vice always sells and caffeine is a legal drug.  

If they spent ten years in prison for drug dealing, but have been out for ten years, have been sober, stayed employed, and paid their bills, there's really no risk associated with their criminal past. 

Most fights last under 20 seconds and contrary to the movies one to two properly placed strikes can take someone out unless they are hyped up on drugs or other stimulants.

I think those rules have been in place for a long time.U need to be a broker/dealer and or i have seen RIA do this I think legally. but you do need some sort of license to raise money .. or you need to be principal or an employee

Many know local dealers and I'd much rather buy from them whenever possible.
