@Austin Lukes 5 should be enough because:1) Most DIY landlords don't follow privacy laws and will give you feedback on the phone.2) You can weed out a decent amount of applicants due to low income, lack of job history, etc.

If not, that work will likely come due later if it wasn't done in compliance or off of YouTube.Flipping right now is very hard, and much harder as a first-timer trying to DIY it with low inventory.

Some come a facet, others don't, just shop around.If you DIY the install you'll save more money.

@Anthony Abruzzo while it is possible to remotely DIY manage, VERY difficult to do with zero experience.

It might help you out if you're a hammer swinger type guy who can produce workmen like quality results versus homeowner DIY results.Someone who has been in this business for awhile , and brings a lot more knowledge , and contacts to the deal we'll have a lot better chance at performing a turn around on the property then to someone who is new and inexperienced.
