I have a banker who has considered doing only 10% down if there's other buildings in your portfolio that can support the remaining 10%.

Biggest thing is to have a game plan and discuss it with a Banker to look at the mortgage options and go over numbers for best overall return. 

Basically, if you're an LP, you are the BANKER.

As a banker I look at the final loan and a $220K on the refinance on a 30 year using 6.875% (even with rates falling 80% LTV NOO) as a rate you are at $1,445.24 P&I.

Rheis,As a banker I struggle to see why most people will choose a Heloc over a cash out refinance.

I read 'The Bankers Code' by George Antone and it drew me to private lending.

Awaiting an answer from my banker on what their current rate is on a HELOC (smaller local bank that tends to be investor friendly).. curious what thoughts are on HELOCs in general right now for such things?
