you just made my day.. thank you for the kind words.Renovo is for real and those I know in Chicagoland have used them one of my clients used them or uses them and I was a partner on one loan they did for us.. ( silent partner) I met one of the principals at a Christmas party in Chicago one time or no it was an open house. 

Obviously, their presence would take away Christmas bookings and March bookings.

Nov 1 - Christmas and April / May are the only real "low" seasons.  

However I have given him presents as thanks and buy him a Christmas gift every year.

We have never raised his rent, always address any needs or concerns with urgency, and even give a December rent reduction with Christmas card and gift each year.

Also, phoenix is great because the city is looking to kickstart free grant money for multi family properties in the next few months to renovate (up to 25k per unit), i was just on a zoom call discussing it with them before Christmas. 

Currently Iam working on 2 loans from 2 different banks (done with valuation, appraisail, waiting to sign some papers before I go for christmas leave…for both banks, disbursement to take place after New Year)

Scorched earth budget, beans and rice, Christmas is a craft, a date is a walk in the park.  

My assumption is $0 rent those months other than a holiday week like Thanksgiving Christmas and Easter, where the projections are showing thousands per month.As a frequent traveler to the area, I cannot imagine much rent revenue in Jan, Feb, March, April, Nov, Dec.
