I'm furious at this point, not only for the financial loss but also for hours upon hours of wasted time and running in circles.So here is the entire point of my post and ultimately my question; In clear language on our executed contract, I have included "X LLC reserves the right to file an affidavit of memorandum on the property."

@Mei Zhu It depends on the language in the agreement.My agreements state that I am owed a commission even if a client finds a property directly from a seller/property owner.

Precision of language, Jonas.I'm new here but I find in my work as an agent, parent, scout leader, human being that some words have specific meanings and when those are the specific meanings that you mean to convey then you should use those words.
