It isn't practical to find "affordable" GCs, at least we've not been able to in our rust belt market, where home prices are way below national average.

Most investors, particularly new investors don't understand this and believe they can hide under the cloak of secrecy for additional fees and there are slick attorneys out there lining their pockets selling the platinum level car details to the owners of 1995 honda civics with a rusted hood and 4 mismatched donut wheels.

@Bryan Freeman unfortunately, I cannot speak to every lender in this forum but we have been writing these loans for many years.  

And REOs are notorious for being non-assignable, so students most likely didn't assign to the company.I don't think there is any magic about the Ohio deals I looked at... older properties, low price because of extensive rehab required, REOs, property with high DOM, in the rust belt, ... leper properties.

I believe it was either Kool Seal or Rust-o-leum.
