I have a good agent I've worked with for years and letting him represent me not only gives me the advantage of additional counsel, it also gives me someone else to do the heavy lifting so I can concentrate on the deals themselves rather than the intricacies of the actual contract, the process of moving everything through closing and all the hiccups that often come with investment properties.

Seems like 4 years ago you could buy higher quality product for depressed pricing versus today so somewhat and apples to oranges comparison of the quality of product and area for the price point.I don't do SFR at all but know much better opportunities in better areas 4 years back.

I find if I do the "heavy lifting" like drawing out a system and or the floor plan of the cabin, you can find a guy to do the "official" work fast and for a cheaper price than if you sit back and do nothing.

The fees and conditions also can differ a lot, so you should try figure out first what kind of apple do you want (DP, LTV, rate) and then bring them to an apple-to-apple comparison to see which one gives you what you need for what cost (instead of accepting all the fruits that are on display from each different DSCR provider).
