Nothing wrong with a Wyoming LLC (although I will argue it's not necessary) but its emphasized over all else and that's causing real harm in how many are operating their businesses. 

If you did not, they could argue they were not aware they could be fined for this (hard argument but one an attorney could still argue).

Given that “students” is not a protected class, it’s extremely hard to argue against zoning rules as they relate to them in housing.

You can get up to 10k PENALTY-FREE which is 10% on top of taxes.If you use a Self Directed IRA (SDIRA) you may be able to use the 9k as a down payment but I would argue this is going to be more complex, especially as a first-time investor. 

Having two solid paid off investments is more than enough, and I'd argue that it is even a better play for most people than continuing to scale and scale for the sake of scaling.  

And you can't buy it with your LLC to increase the value because it could be argued that it is not an arm's length transaction.
