They eventually reach a point where they tire of reading the same questions and answers, or they are too busy with other pursuits to stay involved.

If those numbers are correct for MTR, I would do that as long as you can until it doesn't make sense or you get tired of running it (if you are doing it on your own) and save up as much as you can as you said you plan to do.

The good applicant eventually gets tired of carrying the water for the other, leaves, and you are stuck with a bad tenant.
