I find them to be heads and tails above most of the attorney closers simply because they have huge budgets and unbelievable customer service.Like we never go to a closing.. and checks are all hand delivered for our commissions from couriers.. the title company pays for... 24/7 access to their data bases if your a big enough account.customer service dial in and get a trio in 90 seconds.. in our area that is a copy of the last recorded deed the tax information from the county and a plat map... so in 90 seconds you know who owns it all the tax info and a plat map.. all for free.then for  me as a land developer there is the whole developers service department they run our plats do all sorts of work all for free.

@Andy ThaoA lot of new investors here on Bigger Pockets know that property values were at their lowest in 2010-2012, and since the market has gone up quite far since then they are afraid to buy now for the worry that we may be heading into another bubble and the belief that they should wait until the next recession when prices are super low again.Peaks in land values typically happen every 18 years.

There is so much conflicting information on this topic, it would be great to read more in depth about it.I know what I am asking is "legal advice" but I am not seeking legal advice at this point, just a general direction I should be heading or looking in as a way to protect different assets.Thanks again.

I do BPO's and if you want me to take a quick look at it I can give you at least a ballpark ARV in about 20 mins.The first two sentences of John's reply should be headed by all wholesalers.
