It's not fun and can cause a little extra work, but ultimately the LLC is the way to go.We now have 5 LLCs to hold different sections of the portfolio each has its own bank accounts, income statement balance sheet.

If you are going into the winter months it's good to have it tenanted.

However, because it's a competitive, animal-related, "fun" job, the pay is pretty low.  

I was concerned about the potential electric bill because winters in Wisconsin can be pretty brutal.In reality I kept the temperature at a comfortable level and never had an electric bill that went higher than $90 to low $100s.i loved it.

Let me know as with my deep expertise in Software development & Big Data I am looking to pick one problem to solve as a fun project as long as it has the potential to help at-least 1000 Real Estate Investors on a regular basis.

I've noticed that roofing contractors in the area are pretty busy and they are pushing to get all their projects wrapped up before winter right now which can have an impact on price.  

We live in Charlotte so my target is Blowing Rock/Boone for convenience to Charlotte, skiing in the winter, cooler temps in the summer, etc.  

I am want to learn as much as I can and collaborate with as many people as I can, let us have fun making money in real estate!

I'd like them gone ASAP, though, so I can repair and raise the rents, and get it turned over before winter.  

Also not sure if that is wise given the winter months are around the corner which are not ideal for trying to rent an apartment.
