Jon Holdman i was hopeing to get it under contract first then find out the ARV.i was told by the owner that they have a handyman liveing in the home that takes care of all the repairs so nothing is in dire need of repair they sent me pics of the homes out side might need siding or just a good washing. and no I don't have any buyers in the area. buyers arnt easy to come by unless you have what they are looking for. there arnt any local REA meetings in my area either or this would be a lot easier.

Of course I do all the standard clean & prep cosmetic stuff: Wash the windows, baseboards and other trim, and touch up any paint on an as-required basis; up to and including repainting.

If I were paying the water bill, I would remove every hose bib and also the washing machine supply lines.

My cousin's friend bought a power washer at HD and started power washing decks and driveways and made a bunch of money.I had a shed at one of my houses that the city made me get rid of.

If it's not worth my time to handwrite it for them probably not worth interacting with them...Although I've thought about buying 1000 business cards and throwing them out my car window as I go & seeing if I would ever get a response.LOL at the sponge business card but not sure I want someone washing themselves with my contact info.

We have had multiple homes with septic and lots of wash with no issue so soap damaging the septic doesn't hold water for me.

I liked the heated seats and, urm, "self-washing" um... actually it self-cleaned the toilet and it self-cleaned my butt.

Every time a guest checks out, I have to wash a set of sheets, a blanket, 2 towels, and a bath mat.
