One question I had was the requirement for parking it says:1 space per unit < 3 habitable rooms; 1.5 spaces per unit = 3 habitable rooms; 2 spaces per unit > 3 habitable rooms; uncovered (6) 1 space each guest room (first 30) Does this refer to all rooms?

If so, you've potentially found a good deal @ $190k; however, there are many more details that need to be uncovered to tell whether it's a great opportunity (i.e. tenant quality, what needs repaired on homes if tenant moved out, etc.)

Always do your due diligence...when you find a county to purchase a property in, you will usually go through the court of clerks which is where you can uncover how much the liens are on the property, and any special nuances which might prevent you from purchasing it.
