Hey, sounds like a solid strategy.

Some properties—especially those in high-demand rental markets or with room for value-add strategies—can exceed an 8% annual return when factoring in both cash flow and appreciation.

I think it does a good job of introducing different strategies and lingo of investing in a  digestible way and allows someone to find what they may find interesting and then learn more about that.

I hadn’t thought about the risk of expanding my portfolio by having multiple properties over leveraged, although that seems to be a growth strategy that many use,  I’m not sure it’s one I’m comfortable with.  

I like the idea of diversification of my investments and I love the strategy BAM has articulated: the focus on properties with below market rents in growing areas with jobs and good schools. 

I learned this strategy from one of my clients.

It's not an effective strategy but a lot of investors believe throwing in high end appliances in itself secures a buyer.
