Are there any more companies out there besides Grow and Fund and Credit Suite?

Dave and Busters in Milpitas has a couple of large rooms and the Embassy Suites has lots of room.

This work was done years before I even purchased the building, but I realize I'm on the hook for it.At the hearing, they did a "no suit" for all 11 items since they were repaired, and gave me a 150 day extension on the permit part.

Don't waste the time, just serve the 60 day notice and if they are still there after 61 days, have an attorney file an unlawful detainer suit against the tenant.

If the Prospective Buyers weren't interested in their house, maybe you can find them that suits their needs.There are alot of ideas for prospecting, especially on a budget, but you DO need to be willing to put in the time and work, be consistent, and focus on the right activities. 

Is that risky from a liability standpoint where I can be personally be liable if a suit arises for any reason?

Sounds like you know what you need and are willing to wait for it, so your miles ahead of a lot of REI newbies ;) I'm sure something that better suits your schedule and goals will come along soon.

Suit up and throw away everything.

We are personally comfortable being renters as it suits our frequent moves, but I can't help but feel like we could really optimize certain advantages like BAH, and VA/TSP loans with the right amount of research.The problem is we don't really have the time or interest to be long-distance landlords, and with very young children (and more on the way) the immediate time suck of rehabbing and the home chaos of living in a place under construction (if we went the BRRRR route) is almost completely out of the question.
