I like itMy first post here will be a necro :DHey Daniel,We lost our A$$ in Dayton and Cinci.Expanded way to soon and didn't have the right infrastructure.Had to dig out of a hole and we managed to do so by looking after every one of our investors.We realized that the Toledo market is perfect for up to 30 deals per month (We are still a while away) and that we don't have a need to expand until we are doing more volume than that.Stick to Toledo mate.It's not a sexy market but there is pretty much no competition.After 5 years of being the only big buyer in town I just started having conversations with a few fund managers.They might come in and buy it up lolIf that happens the market will be "done" and you won't find any more good deals.Much success
