Finally, resist the desire to make a big advance to your contractor for materials at the start of the job.

I realize I am sacrificing returns and cash flow, but I don’t have the time/desire/wherewithal to find, negotiate, and rehab the properties myself.  

“Why questions” allow you to find out about issues you did not know existed, pain points that you can solve, and “black swan” desires that can net you amazing deals.

Or do you have the desire to figure it out and do the work yourself?

If there are material facts that could affect the desirability of a property, as a buyer I would want to know.

Have LONG desired to renovate and flip houses, intend eventually to develop held rentals or installment sales.

Has anyone started using A.I. to help generate concepts for your desired rehab to show your contractors?

These folks might argue that, in highly desirable areas like coastal California, you can pretty much bank on solid appreciation over time.In another camp, cash flow is seen as king, and appreciation the icing on the cake. 

The location is quite desirable and very close to high performing Cupertino schools.
