I have a lot of options I can pursue which I will probably scour the forums as well as post some questions.

I've been scouring the internet for best prices and making notes for comparisons.  

I also took initiative to scour the sites like Zillow, Redfin, and Trulia on my own, vet the property via driving but and running numbers, and then getting him to show me.

The only issue was furnishing it and not wanting to spend more money to furnish it than what I'd make to break even.I scoured Craigslist for people posting about "moving out" or "moving sale" — they want to sell a bunch of things in bulk, and they tend to have a time limit (they need to move out ASAP, therefore they're willing to part ways with a lot of furniture for cheap).

Better than scouring the internet and would be nice to have someone with some prior TCS exposure.

We had worked briefly with a tax professional but are also in the market for a real estate minded accountant to help us navigate through this process and hopefully future deals.We've scoured internet forums and BP (so pardon if I've missed a similar situation) and we would be so thankful for any expertise this great community can offer! 

Eric:If you have the budget you should hire a couple of clerks to scour the county sites and send out your mailings.
