Another thing to add is the regulations, HOAs and Cities are imposing a lot of regulation on short-term rentals or rent by a room, I have seen some HOAs regulate the amount of people authorized to rent the property too.It requires to do a lot of due dilligence to begin with mainly in such big house.

Based on some online searching, it appears that the rate gap between conventional investment property loan and DSCR is pretty narrow at the moment.

Meaning, you have your property sources, you have your crews you work with, been through a few deals now and you just need someone to let the leash go a little and trust you to scale. 

I’d like to discuss it with a realtor, but I’m worried that if I disclose the deal, the realtor could bid against me on the property.

Purchase price: $420,000 Cash invested: $120,000 5 bedroom 2 bath property with pool, shed and playground in the backyard.
