You'd have to be more detailed.And yes, most listing agreements will call for the agent to colect a percentage of any forfeited deposit-because a deposit is only forfeited when a buyer was procured/under contract, and then defaulted.

It is unethical to tell the seller you will make their payments if you can't do it because some external factor causes you to procure your own financing.

Without these experienced, knowledgeable people that dedicate this time and energy, BP is just a bunch of newbies parroting back things that they heard from someone else, with no real knowledge or experience.  

Being from the Bay area, you might not be all that familiar with how a farmer goes about obtaining either of those products, so let's just say they come from the same source, but involve very different methods of procurement.
