In California, natural gas is the norm and electric dryers are as rare as an honest politician.

Between the local politicians creating a mess of the Seattle, I would point out that ReasonTV put out a little video that illustrates a point against Seattle.

That's why the politicians should stay out of my business.

These politicians rely on the votes of the communities full time residents.

Most licensing laws are only in existence because big players in an industry get together and bribe  lobby their politicians to help suppress their competition through the use of the government's monopoly on force.

While each component part is not overly hard to understand, there's a ton of steps, and each step has risk embedded in it AND you are dealing with people all along the way: brokers, land sellers, planners, politicians, bankers, construction folks, renters, property managers, and buyers.

Size of the project, who is managing the project, non-profit/for profit, thier track record, what % of income thresholds are applied, other financing, future ownership, strength of partners and what the politicians want as bennies all play on the syndicators' offers and what assurances they give to buyers.Tarold, here were similar years ago, in the 50s low 60s and selling in the low-mid 90s, as I recall.The PHA was involved and they smiled as the sponsor.Have a friend as a developer of LIHTCs, I believe he's hit 7 states now.

Go in the city parks after dark and see how long you get to stay, if you're not arrested.NO PARKING ANYTIME...at least I can drive by....Park at the City Plaza after 7:00 PM and see if your car is there the next day, stay in your car and they will put you up for the night at the gray motel.We will see if we can get into the National Parks and just ride through, even in the day while politicians argue.

Our progressive politicians never seem to figure this out.
