I have been guilty of the same.  

guilty as charged....we had to get the interior of our Florida home primed & painted & most of those I called for quotes were too busy, or would be out in a few days & we were only there for the week.My BIL was visiting from Phoenix, so at 5am we headed for HD & in fluent Spanish he had 3 guys finish the home in 2 days for $600.

I saw it today, and he did do a nice job.Even though we agreed to no compensation, I do feel a little guilty...

Yet, they are very good tenants.We are as guilty as everyone about wanting to automate everything, but sometimes there is nothing better than a pen and piece of paper.Or as my kids would say "back in dad's day they used to take applications on a stone tablet with a chisel."

@Charles Kamen, don't be surprised when you get some pleading private messages from now on (if you haven't already).

I wonder if there is any downside to ordering a couple appraisals and pleading my caseMy one thought is they may be biased because it was just purchase for low 220s.

Ha that is so funny.A guilty pleasure of mine it to sometimes go into the real estate for sale section on Craisglist.

If they are an assistant and preparing the paperwork then yes they owe you all of those things and therefore are guilty as charged and should be shot and their corpse drug through the mud.

I feel guilty raising the rent on them, and I always talk to them in person about it as I literally wish I never had to raise it. 

I too think it would be so much easier to just work with the listing agent but I feel guilty for dropping our realtor out of the picture at this point.
