Rents in Manhattan are already surpassing their pre COVID levels so even if there is a dip, it doesn't take long to bounce back.

Appraised or market value is MUCH less relevant in terms of insurance:A 500 sq ft detached SFH on a tiny lot in Manhattan might be valued at $5M due to the location.
