It would be pretty simple to find a mortgage loan calculator online; input the current loan balance; and modify the terms as needed.

I also own a water restoration and general maintenance business in the area and the amount of STR owners that we have spoken with is insane.  

Anything you do remote will come at a cost of operational inefficiencies and a higher cost of doing business.

If you know where any more notes are that can be acquired for $.10-$.20 on the dollar please let me and I might change my business model to a Note investor. :-)

Share a clear business plan with numbers showing expected purchase, rehab costs, ARV, and rental income.

Get familiar with the laws in the state you will conduct business in.
