Think about whether your tenants will pay extra if the siding is new, adorable white board and batten with black trim just like Chip & JoAnna?  

Especially in oak hardwood floors (the most common) that were originally finished with wax, cat urine will eat through the wax and react with the tannins in the floor to create a dark spot.

I’m planning on doing a DIY shiplap wall around my boring fireplace that won’t cost much and also painting all kitchen and bathrooms cabinets to a nice bright white to get rid of the outdated oak color.

The linoleum in both is chipping and stained in the bathroom. 

You can find projects where you're all in, in a decent neighborhood for less thank 100k (in cities like Warren and Redford for example) and you can deal with higher end properties or complete tear downs (because the land is so valuable you'd rather build a bigger house to replace the original) in areas like (Royal Oak or Birmingham). 

"Luckily" we'll get the opportunity to reinstall that trim since the window guy is going to have to reframe the openings since, well, the former owner who is supposedly a master craftsman, basically chipped away so much of the header, cripple studs, and sill, that there is truly not much left of them.Interior clean up and yard work begins tomorrow!
