I received a letter from her during that time (she moved out 8 days before the end of lease)  with the house keys, garage opener, and receipt from the steam cleaner and a fifty dollar check that she advised I should use that w/ her security deposit as the deposit wasn’t the full amount of rent.  

You also might want to steam-clean the furniture.

Maybe I'm a little biased, but I love the San Diego area and I feel that this urbanization of the Downtown area is really going to pick up steam - both in terms of economics and investing.

The markets here are still steaming for multis and because so many people want to house hack (and can pay much more bc they are occupying), it skews against a ton of affordable stand-alone multis.

Check with a carpet cleaning company if they use steam that is hot enough to kill dander. 

There is overseas investment that also helps the bay market and that is picking up steam.

You'll still have to steam clean your grout if you seal it every year.  

Consider opening the door when you shower to let all the mold-feeding steam to escape.

If you don't fix it, you'll have a moldy bathroom when your tenants take hour-long steam showers.
