For your first deal I would reccomend having about 50% in cash or liquid assets. 

It's a great place to store your cash until you find the right opportunity that works for you plus all the other benefits it provides (not least of which is flexible terms and liquidity when you DO find somewhere to invest your money).

We both have cash reserves, my partner does have more liquidity than me being a property owner for quite sometime and having access to it's equity.

If you can't do that, its cool, I'll give you a couple months to find somewhere else, otherwise I'd love you to stay."

While I don't typically BTR for liquidity purposes, many of my buyers do just that. 

I think this areas probably ok though but I wouldnt call it C+.This is a really cool idea and the first time I've heard of it.
