Why not just extend the settlement date and wait?

My business partner and myself have been attempting to separate for well over a year, waiting on properties to sell.

But use BRRRR and legal entities in such a way that you don't want to wait for the seasoning period, and you can BRRRR every month.

You're probably not breaking even, but if your subsidizing the property isn't breaking the bank, then holding onto it and waiting for interest rates to go down might be better.
