You are mentioning highly sought after parts of GA.I do commercial real estate over 20 years now specializing in NNN properties.Don't expect monster cash flow here for residential.

It sounds like you might be speaking about smaller residential units.

Hi All,Trying to understand if anyone else is finding any residential  deals in Nova area and at what cap rates?

The only “negative” about them, imo, is that almost all the focus is on residential, or if commercial then apartments.  

My other units rent for 1650, residential. 

Always think it is extremely important to note that Cap Rate does not drive value on Single Family Rentals since NOI is not the factor for the vast majority of the market - only really relevant for Multifamily and Commercial (BP audience is generally skewed towards residential not commercial investing)

I do not focus on residential.
