I think you put your finger on a key piece of the puzzle when you talked about what you can make on a job compared to what who have to pay someone else work on your rental.I haven't had a "job" for some time. 

More than likely they fat fingered it.

., most investors may be crossing their fingers that the 50% "rule" won't apply to THEIR investments, and yes, it is just a rule of thumb, and yes, no-one can know their ACTUAL exact expenses in advance, and yes, everyone wants positive cash flow in A-class neighborhoods, and yes, no-one intuitively wants to go outside their comfort zone and yes, er, what was the question again?...

I've been building a relationship with the seller think she's going to go with me (fingers crossed).

I have gotten trees trimmed electrical service repaired and skylight leaks stopped all in just a matter of a few days and they have not had to lift a finger or even think about it.  

My fingers were itching and you said it all.
