And considering I think a person who puts in plain black and white that integrity and character of the operator are key -- and then does something underhanded and incompetent is just mind-boggling to consider -- so I'm only left with a negative feeling about the documents these darned attorneys dream up! 

Basic staging with an agent usually means they give you insight into how you should:Declutter and depersonalize by removing photos and personal itemsArrange your furniture to improve the room’s flow and make it feel biggerAdd plants, move art, or re-arrange other accessoriesFull-service staging is another option if your house needs more hands-on attention.

See what they feel about their ability to pay.  

I feel like the initial investment is a little inflated.

Also I would talk with those that install systems they usually have a good feel for areas and maybe will do an onsite inspection.for me if just vacant land and all i need to do is dig a 3 foot hole to get soil samples I am going to just do that. 

Switching the utilities into their name without safeguards in place—knowing the tenant might act out—seems like a misstep on their part.While it’s true you’ll ultimately have to cover the cost, it doesn’t feel entirely fair for you to shoulder the consequence of their decision.

I know it can feel a bit daunting at first, but you’re asking the right questions, and that’s half the battle won.

@Jesse Streng Great that you want to invest in the Detroit area but I encourage you to come to the city and spend a weekend here to get a feel for the market.

This way, if someone feels rejected unfairly, you can show that your decision wasn’t based on any illegal discrimination, but on consistent standards applied to everyone.Alternatively... you could just ghost applicants but that's not always everyone's style lol
