If there were 3 day disclosure rules, you would just have to close 3 days later.But if the fees are a surprise, consider getting an extension and finding a new lender.

You want to make sure you can handle the fix and flips you have going on and as part of the agreements I recommend having an extension in the loan agreement.

Speaking from personal experience on the management side of things and on the owner side of things, if you are paying a property manager 10% of your rent collected, they should absolutely be responsible for the coordination of proactive repairs based on their teams property inspections.

I heard some lenders would consider future rent that I will collect from the property even if it’s just 7-80% of it, and when I talked to two mortgage lenders so far they said it won’t be counted until I actually have the rent come into my bank.
